The property itself is good but some of the tenants are not so good.submitted by Wanda B. - |Recommended: YesQuiet for the most part except for the train that comes through at night. The grounds is sometimes not kept up to part do to some tenants trashing the grounds and maintenance riding by it all day and not picking it up. Around the dumpster area needs to be kept a little neater and for the tenants that lives next to it the smell is awful.

LOVE my new home submitted by Brenda S. - |Recommended: YesWe moved in back in April. We absolutely love our apartment We've had incredible responses as far as maintenance and still having a small issue and they are very responsive and timely. The only thing I think that needs improving is the grounds upkeep and landscaping in the back of Building 1900. It backs up to the wetlands and our apartment is right beside the air compressors on the outside and there is always standing water and there are HUNDREDS and HUNDREDS of mosquitoes. We cannot sit out on our patio and enjoy it because of the mosquitoes. This might sound crazy but I would invest in some bat houses and put them around the property in the back specifically Building 1900 because bats eats their weight in mosquitoes a day and they only come out at night and no harmful chemicals would be used. Just a thought....

Very clean and tidy. submitted by David O. - |Recommended: YesThe front office staff when I moved in was disorganized. There were a lot of mistakes and miscommunication. The most recent staff as of June 2017 seems more on the ball. Very nice and professional.

Pool closuressubmitted by Jaime - |Recommended: YesThe pool is great- when it's open. Many weekend there are parties followed by days trying to rebalance the pool. They even closed it one Friday to get READY for a party the next day. VERY disappointing- as it is so HOT out
response from property -Good morning Jaime, thank you for your feedback! Unfortunately, what you're saying is correct, but there are many factors to what is happening. The pool at Eastport was only built to contain 33 people at a time. Like you said on the weekends, parties are being held and are exceeding this limit. On Monday's when Henderson Pools come to clean and balance the chemicals, he has to do an entire shock on the pool. The next thing is the storms because of all of the heavy rain that we receive and the thunder, we get alerts that we have to shut the pool down for safety reasons. As far as the community's pool party, yes we had to shut the pool down due to the service needed for the pool, the pavers that needed to be repaired, and the landscaping that was done. We have to make sure we are compliant with all rules and regulations mandated by Duval County. Because of the Summer months, we get frequent visits from the Health Department. We apologize for any inconvenience this may be causing you. We will be issuing pool passes to try to control all of the non-residents that seem to invade our pool after hours and on the weekends.

The pool is open year round, a small gym is provided, and valet trash is helpful. The only complaint I have is the loud lady that lived above me If I ever needed a short term place to stay again, I would consider it.

Have always had a good experience with staff and any problems I have had in the apartment have been handled in a timely fashion. The grounds right now could use some work, but they are painting the buildings and updating so I figure this will be handled also. Very pet friendly but unfortunately renters are bad at picking up after their dogs even though we have multiple pet containers and are given bags for pickup, this is not the complex's fault. Love living here, wish I could take my apartment with me when we move back up north.

The landscape is gorgeous, I very much enjoy visiting the pool on those hot Florida days. The staff is always so helpful and they are always willing to answer any questions I may have. I am thankful to live in such a nice community. I will definitely recommend Eastport to all of my friends who are looking for a beautiful, affordable place in Jacksonville, Florida

Nice apartment living submitted by Erin K. - |Recommended: YesIt is a great place to live, but there are a few things that still aren't working well since we moved it. The gate hasn't been in good condition, nor has it truly worked. The hot tub never gets 104 and the gym needs updating. The Machines, some need to be replaced and the weights need to be changed. Other then that, I have enjoyed living here The staff is quick at fixing things and they do work with you, if you ever need something. I do love the food truck nights, I wish more trucks would come out though.
response from property -Good morning Erin, thank you for your feedback. I am excited to let you know what is being done about all of your concerns. We are currently in the process of getting the gates repaired. The contractor has been working on them this week, we had about finished with the repairs then the storm hit and added more issues that we have to repair. We had Henderson Pools come out to repair and clean the spa which should be fully operational by next week. We have received a bid to replace all of the fitness center equipment and are currently waiting on it to be approved by upper management. Lastly, we will have a food truck here at least once a month, I see how much you all like them. I will switch it up so you can enjoy different tastes. We really value and appreciate all of our residents and we strive to keep you happy! Thanks
Noise partysubmitted by D - |Recommended: NoIt's one thing there's a party at the pool but when the music is getting louder and it's still going that loud at 830pm people have to wake up really early is no respect for people who live here.

I see you guys fixed the pool or at least the chairs and the gazebo, but the pool needs a scrub...a very good one. Hopefully is on the way for the summer Besides that I love the community.

I have good news about the gate, it has been repaired and we are getting notices out to everyone on Monday, 12/19/2016, that we will start back closing the gate after the Christmas holiday. We would like to give all resident's the chance to come and pick up a gate card if they do not already have one. I will look into getting the pool cleaned before the warmer season's come back around.
